What is the difference between a mortgage broker and a bank?

A bank can only offer its own loan products. As a broker, we compare options from multiple lenders and match you with the rate and terms that fit your situation, which often saves you both time and money.

What is a loan assumption?

An assumption lets you take over the seller’s existing mortgage, including its interest rate and remaining term. FHA, VA, and USDA loans are generally assumable with lender approval. You typically cover the difference between the purchase price and the remaining balance with cash or a second loan, and we help you plan for it.

When should I get pre-approved?

Before you start touring homes. A pre-approval tells you exactly what you can afford and shows sellers you are a serious buyer. You will want the letter to accompany every offer you make, and we can refresh it if your search takes longer than expected.

What documents will I need?

Most buyers need recent pay stubs, W-2s or tax returns for the last two years, recent bank statements, and a photo ID. Self-employed borrowers may need a few more items. Your loan officer will send you a simple checklist.

Can I refinance a rental or vacation home?
